As a real estate agent, your main aim is to help your clients sell their property for the best possible price, as quickly as possible. To achieve this goal, it's important to create a strong marketing plan that incorporates a variety of tools and strategies to reach out to potential buyers and generate interest in your listings. By adopting a friendly, approachable marketing style, you can build strong relationships with clients, while also attracting potential buyers to your properties. Let's explore some of the effective marketing tools and strategies that can help you prove to your clients that you take marketing their properties seriously!

You've probably heard of the 80/20 rule that states that 80% of results come from 20% of efforts.  Applied to real estate agents that means that 80% of sales come from 20% of agents. I'm pretty sure that's not a scientific fact (read: Does the 80/20 rule really apply to real estate agents?), but many people outside of real estate seem to understand that principle. So when someone is thinking about selling their home, they may have that thought in the back of their mind.

How can you prove that you're part of the elite 20%, the smaller group getting the majority of the work done? Let your toolbox do the talking! Imagine having a plumbing problem at home and a plumber shows up with only a pair of pliers. You'd start to doubt their ability to fix the issue, right? The same principle applies to real estate. To win your client's trust, you need to demonstrate that you have all the necessary tools and strategies to effectively list and market their property. By showcasing your toolbox, you can instill confidence in your clients and stand out in a competitive real estate market.

So what's in your toolbox?

Here are some of the most effective tools that successful real estate agents use to list and market a property:

High-quality photography

High-quality photography is essential for creating a strong first impression with potential buyers. Professional photographs that showcase the property in the best possible light can make a huge difference in how quickly a property sells and for how much money. Make sure to use a professional photographer who has experience in real estate photography and knows how to highlight the best features of a property.

You know what they say: a picture is worth a thousand words. But what if the picture doesn't do your property justice? When you hire a real estate photographer, you expect them to show up with top-of-the-line gear and equipment that can capture every detail of your property. If a photographer shows up with just a cell phone, it might make you wonder if you could take better pictures with your own phone. As a real estate agent, you want to work with a photographer who understands the importance of gear and can deliver high-quality results. When you hire a photographer with the right tools, you can be confident that your property will look its best and attract the attention it deserves.

Virtual tours

Virtual tours are becoming increasingly popular in the real estate industry. With their immersive and interactive nature, virtual tours offer potential buyers a unique opportunity to explore the property from the comfort of their own homes. But that's not all. Virtual tours can also help you filter out casual buyers who are not genuinely interested in the property. This can save you precious time and energy, allowing you to focus on the serious buyers who are truly interested in your listing. So why not give virtual tours a try and elevate your real estate marketing game?

And virtual tours are surprisingly versatile. You can pull high quality still photos from a virtual tour. You can also record a virtual walk-through of a property and post it in video format on social media.

Online listings

Online listings are a must-have for any real estate agent. You should list your properties on popular real estate websites like Zillow, Trulia, and Redfin, as well as on your own website and social media channels. Make sure to include high-quality photographs and a detailed description of the property that highlights its best features.

Print advertising

In today's digital age, it's easy to overlook the power of print advertising. However, for real estate agents looking to reach out to a local audience, it can be an incredibly effective tool. By creating eye-catching brochures, flyers, and direct mail campaigns, you can promote your listings to potential buyers in the local area. People are far more likely to look at at a physical postcard than to read an unsolicited email. In fact, the vast majority of emails end up in spam and are never opened. But, these tangible marketing materials can make a lasting impression and help you stand out from the digital noise. So why limit yourself to just digital marketing when print advertising can be a powerful addition to your real estate marketing toolbox?

Video marketing

Video marketing is a powerful tool that can help you showcase a property and its surroundings in a more engaging way. You can create property videos that highlight the best features of a property, as well as videos that showcase the surrounding neighborhood and community.

Social media marketing

Social media marketing can help you reach a wider audience and promote your properties to potential buyers. You can use platforms like Facebook, Instagram, and LinkedIn to share your listings, as well as to engage with potential buyers and build relationships with them.

Recognize though, that social media is better suited for your own marketing rather than marketing a particular property. No one really uses Instagram or Twitter to look for their new home. And when was the last time you Googled anything and got results back from TikTok or Facebook? Most search results come from articles (blog posts) from websites. And that's another reason why you might want to consider having your own website.

Email marketing

One effective method for staying connected with potential buyers and informing them about newly available properties that meet their preferences is through email marketing. By designing tailored email campaigns, you can showcase your listings to interested buyers who have previously shown interest in similar properties.

Open houses

Open houses can be an effective way to generate interest and attract potential buyers to a property. Make sure to promote your open house through all of your marketing channels, and create a welcoming and inviting environment that encourages potential buyers to explore the property and ask questions.

Overall, successful real estate agents use a multi-faceted approach to marketing properties that leverages a range of digital and traditional marketing channels to reach potential buyers and generate interest in their listings. By using these tools and strategies, you can help your clients sell their properties quickly and for the best possible price.

So I asked AI to write a journal entry from the perspective of a home seller. This is the prompt I wrote: "Write an emotional 1,000 word journal entry from the perspective of a homeowner contemplating selling their home. They are struggling with the decision and are lost where to find answers to their questions. They feel exhausted and fearful. They don't know what tools they should use or are even available. They don't know how to find a good real estate agent. They are worried that they will not be able to sell their house in a bad real estate market where interest rates are high. They don't know how to price their home. What anxieties might they be having? Be creative!" This is the result I got:

While the Internet has made it easier for buyers and sellers to search for properties and find real estate agents, the role of real estate agents is still as important as ever. Buyers and sellers value the personal touch and expertise that real estate agents provide, and they rely on real estate agents to help them make informed decisions throughout the home buying and selling process.
